ASHI inspectors provide the gold standard of inspections as they thoroughly investigate a home’s vital systems and structures.
A home inspection consists of a non-invasive, visual inspection of your home and its systems. It’s important that you know the condition of the foundation, the roof, the a/c and heating systems, along with the plumbing, electrical systems, appliances and everything else.
The buyers are invited and welcome to attend the 1 ½ to 3 hour inspection to learn firsthand the status of your new home and to make sure you are making the appropriate decision.

You will know your home in a way that will make it more personal. You will know every aspect of the house from top to bottom. You will learn what items it has that needs attention now, and what items to watch for in the future as well as how to take care of your home and keep it in top condition.

You will have pictures of the items needing attention and a description of what is wrong. Often times you will be given a description of how to resolve problems yourself, or advised when to call upon an expert. You will be told about newer technologies that may enhance the safety of your house or ones that will help to keep it in good condition for years to come.  We care and strive to make sure you and your home are well taken care of and we will work hard to give you that peace of mind that comes with each inspection.

We love — and use — high tech tools and gadgets as much as anyone, but as useful as they are, the most valuable tools include knowledge, experience, carefulness and a flashlight. Houses and their systems and the problems that are found are normally simple enough to figure out by observation (hence the flashlight). Tools such as moisture meters, clip on ammeters, volt meters, gas detectors, etc. often confirm what we already know or suspect and are useful in helping clients understand the problem. To our arsenal of standard inspection equipment, we have added electronic radon and mold test equipment, and an infrared camera, blower door and combustion gas analyzer for energy audits.

No house is perfect. We realize that a fifty year old home is going to have a few gray hairs as a reasonable sign of age. So when the inspector says, “the roof is nearing the end of its useful life,” he is not saying “the sky is falling, the sky is falling.” He’s saying, “You know you’re buying an older home, so you may want to budget for a roof replacement in the next few years.” A wise inspector will inform you on what is a maintenance issue, common, exceptional, and what to look for, yourself, in the future.
